4 Features buyers will look for post lockdown

The world is changing into a different place due to the COVID-19 pandemic and its effects may be faced long after we emerge from the lockdown. According to industry experts, buyer preferences will be different in the post-lockdown property market climate. We took a look at some features that might influence home buyers moving forward from the national lockdown.

Extra space to work or study from home

Due to numerous workers across South Africa working from home, and some companies identifying that work indeed can continue remotely, home offices may be an important feature for buyers when looking for houses with functional spaces.

It doesn’t necessarily have to be a fully designed-to-spec home office, but an extra room that can serve as a designated space to get some work done when needed. After the extended periods spent at home, people may be looking to get homes with more square footage to accommodate the new working space without being cramped.

Larger grounds

While compromises are most times made when looking for a house to buy – usually giving up garden space for that extra square meters of living space – we might come to see an increase in people searching for houses with gardens and more outdoor space as in the past couple of months have left may people cooped up in their homes and apartments.

A secluded outdoor space affords people the chance to unwind and set up a cook-out without having to leave the yard. Add a pool to the mix and you have a winner, in the warmer months of course.

Weighing up a longer commute

After a couple of months where people have successfully worked remotely, more employers might be considering allowing their workforce some form of flexibility in splitting their time between working from home and the office.

With the possibility of fewer weekday traveling, a few prospective home buyers may be more likely to consider a longer commute. Accepting a longer commute will become easier if they’re going to be traveling less and working from home more frequently. Moving to areas that have sufficient amenities will allow people to work from home more often.

Country living

Many home buyers may be thinking about moving out of the city, what with all the restricted movement and confined spaces. Having been forced to spend a considerable period of time in their homes, buyers will be thinking carefully about what they really want in a home. This would be their time to look for a larger home further afield.

This move could prove beneficial as the much-needed space would mean you’re not in your neighbor’s face each and every day. There is value to be found for buyers in the countryside where homes are priced for less, with a larger floor plan, than most inner-city listings. This is the “value gap”.

The nationwide lockdown has shown us that we can be highly operational whilst working from home. This could result in more buyers moving their primary residence to the outskirts of the city or the countryside.

It is important to understand that we are operating in extremely uncertain conditions and that the exact outcome is impossible to predict with very little insight into when the government will announce further easing of economic restrictions.

Scaling down

On the opposite end of finding that home with extra living and office space, is the possibility of scaling down on the square footage. Potential home buyers will do well to sit down and write a long list of things they’ve wanted to do, but haven’t been able to do due to the lockdown. Shifting focus to travel and outdoor excursions will mean less time spent at home. This opens up the option of finding a smaller house to move to.

It’s important that people wishing to scale down make the most of very little living space. By finding an all-in-one living space that has creative furniture ideas such as a couch that converts to a bed when it’s time to go to sleep, the height of the desk used when working from the couch – to have less strain on the neck—or using the kitchen bench as a standing desk to make sure they’re not in one position for an extended period of time. Including variety and movement whilst working in a smaller home are key. Adjusting to a small space is as much a mental change as a physical one.
